All viewings will be accompanied 7 days per week by a representative from Alan Cooke Sales & Lettings.
Once a tenant has been found for the property we will carry out comprehensive referencing to offer you the landlord complete peace of mind.
Drawing Up A Tenancy Agreement
We will draw up a comprehensive tenancy agreement on your behalf and include any terms that you may require that are specific to the property.
Organise Electrical Safety Inspection
We will instruct qualified electricians to undertake an electrical inspection of the property to ensure the safety of the tenant and ensure that you are fulfilling your legal obligations.
Organise Gas Safety Inspection
We will instruct a qualified Gas Safe Engineer to undertake a gas inspection of the property to ensure the safety of the tenant and ensure you are fulfilling your legal obligations.
Preparation Of Inventory (Managed Properties Only)
We will prepare a comprehensive written inventory of the property and will extensively photograph the condition of the property and items left therein. A copy of the photographs will be provided to the tenant on the commencement of the tenancy agreement.
Arranging The Check In Of The Tenant At The Start Of The Tenancy
At the commencement of the tenancy we will have the tenancy agreement signed, rent and deposit collected, and further legally required documents will be handed over to the tenant together with the keys.
Collection Of The Rent
During the term of the tenancy agreement, we will collect the rent on your behalf on a monthly basis in advance by standing order, which will be on the first day of every month.
You will receive your payment within 7 working days from the receipt of the standing order into our client account. The Bond will be collected and registered on your behalf under the Tenancy Deposit Scheme.
Transfer Of Utilities
We will contact the relevant utility companies on your behalf and advise them of the new tenants details and any relevant meter readings. We will also inform Leeds City Council of the new tenants details for Council Tax purposes.
Key Holding Service
Throughout the tenancy we will be in possession of the master keys for the property and will be able to arrange access for any tradesman as and when is necessary.
Arranging Payment Of Outgoings
Any relevant costs incurred in relation to any works carried out on the property on your behalf will be deducted from the following months rent.
Arranging Repairs And Maintenance
We will arrange for any repairs or maintenance brought to our attention and discussed with yourselves prior to instruction. In the event of an emergency we reserve the right to carry out required repairs without further reference to the landlord.
We will carry out quarterly inspections of the property to check the condition of the property and to ensure the tenant is adhering to their responsibilities. An inspection report will be provided.
Managing The Check Out Process
Once the tenant has vacated the property, an inspection will take place to ensure the condition of the property and any articles itemised in the inventory are left in the required condition.
Advising On Deposit Deductions
Should any issues arise from the checkout process we will advise accordingly as to the level of work that is necessary and deduct the cost of repair from the tenants deposit.
